Does Your GI Bill Housing Allowance Go Up When BAH Rates Rise? The August 1 Rule

Every January, the military announces the new BAH rates, and every January, GI Bill students ask the same question: does my housing allowance go up too? The answer is yes, eventually, and no, not in January. The Post-9/11 GI Bill runs on the academic calendar, not the fiscal one, and your Monthly Housing Allowance changes exactly once a year: August 1.

That single timing detail clears up most of the confusion I see. Here is how it works, with the real 2026 numbers.

BAH moves January 1. MHA moves August 1.

Your MHA is pegged to the BAH rate for an E-5 with dependents at your school's ZIP code. But the two systems update on different schedules. When the DoD raised active-duty BAH by 4.2% on January 1, 2026, GI Bill students felt nothing. They were still being paid on rates built from the 2025 BAH tables, which had risen 5.4% over 2024, and those rates held through July 31, 2026.

The new MHA rates took effect August 1, 2026, for the 2026-27 academic year. And because the VA pays you at the end of each month for the previous month's enrollment, the first check reflecting the new rate is the September payment, covering August. So the timeline looks like this:

In my opinion, the August lag is actually the better deal for students. Academic-year pricing means your housing budget does not move mid-semester, which is exactly when you have a lease and no flexibility.

The part nobody tells you: your rate is protected on the downside

Here is the asymmetry most students never hear about. If the BAH rate for your school's area goes up, your MHA follows, on the August schedule. But if the area rate goes down, your MHA does not decrease. You keep your higher rate unless you change schools, move most of your classes to a different location, take a break longer than six months, or cut your enrollment.

The rule in one line: increases flow through every August; decreases only apply if you reset your enrollment situation. It is rate protection, and it works in your favor.

This matters most at schools in areas where housing costs have cooled. Active-duty service members in those ZIP codes see their BAH dip; students who stayed continuously enrolled keep the higher MHA. It is one of the quieter advantages of the Post-9/11 benefit.

Two related timing rules worth knowing. First, MHA is prorated by days enrolled, so a term starting August 21 pays roughly 10 days for August, and you get nothing during breaks between semesters. Second, your enrollment level multiplies everything: rate of pursuit below full time shrinks the check proportionally, and dropping a class can trigger a debt back to day one.

Distance learners should also check the online vs hybrid numbers: exclusively online study pays half the national average, currently $1,261 a month, while one in-person class unlocks the full campus rate. Foreign-school students get a flat $2,522 a month.
